What is an Assignment?

When a seller signs a purchase agreement with DealBridge, they agree to sell at a set price — typically below market value. As the investor, you don't buy the property. You take over the seller's contract position and pay an assignment fee for that right.

The seller gets their sale. You get a discounted entry point. Everyone closes faster than a traditional transaction.

What's the typical assignment fee range?
Most deals fall in the $5K–$15K range. The exact fee is shown on every deal card and is based on ARV and market.
Do I need to be a cash buyer?
Assignment deals typically require cash or hard money financing. Most investors use private lenders or hard money loans for this model.
What markets does DealBridge operate in?
Currently Ohio and Dallas. Both markets are selected for high distressed-inventory turnover and investor demand.
What happens after I submit interest?
Your contact info is routed directly to the seller pipeline. You should hear back within 24–48 hours to coordinate next steps.
Can I visit the property before committing?
DealBridge shows ARV and rehab estimates on every deal. Site visits are coordinated directly between you and the seller after interest is submitted.
What if a deal is already assigned?
Active deals on the feed are available. If a deal is no longer available, it will be marked assigned and removed from the public feed.
